What does a building inspection include?

Our building condition inspections cover all accessible external elements — facade, roof, balconies, soffits, drainage, windows, joints and common area surfaces. Each element is inspected, photographed and classified by defect priority. A full written report is provided at completion.

What do you do with defects you find?

Every defect is documented with photographs, location reference and a priority classification. The report gives the strata committee or building owner a clear, actionable picture of what needs attention, in what order and within what timeframe. We can then quote on any rectification works identified.

Do you provide photographic documentation?

Yes. Every defect is photographed with a location reference. The report includes all photos alongside the written assessment. This documentation is valuable for insurance purposes, strata records and future maintenance planning.

Can your inspection report be used for insurance claims?

Yes. Our photographic condition reports are suitable for supporting insurance claims, particularly following storm damage or water ingress events. We can carry out urgent post-event inspections and provide reports promptly to support the claims process.

Can the inspection report be used for strata levy planning?

Yes. A condition report with prioritised defect classifications and recommended actions is one of the most useful tools a strata committee has for accurate levy planning and maintenance budgeting. It removes guesswork and gives the committee a defensible, documented basis for levy decisions.

How often should a strata building be formally inspected?

We recommend a professional condition inspection every 1–3 years depending on building age and condition. Buildings over 25 years, coastal properties and those with a history of water ingress should be inspected annually. Post-storm inspections are recommended after any significant weather event.

Can you access all areas of the building?

Yes. We use rope access to inspect all elevations, rooflines, balcony soffits and hard-to-reach areas that a ground-level or ladder inspection would miss. This is what separates a thorough condition report from a surface-level walkover.

How long does an inspection take?

Every building is different. A typical mid-rise strata building takes half a day to a full day depending on size, number of elevations and condition complexity. The written report is typically delivered within 5 business days of the inspection.

Do you inspect before property purchase?

Yes. Pre-purchase building inspections give buyers a clear picture of the condition of a building before settlement — identifying defects that may affect the purchase decision or price negotiation. We inspect all accessible external elements and provide a written report.

What certifications do you hold?

Our team holds IRATA and SPRAT rope access qualifications, public liability and workers compensation insurance, First Aid, Police Checks, Working with Children, Height Safety System Installation and Testing, EWP over 11m, Asbestos Awareness, Confined Spaces, and Painting and Decorating trade qualifications.
